Lancaster County Home Prices Remain Steady in July

The real estate market in Lancaster County, Pennsylvania, remains robust as the median home price held steady at $360,000 in July. This matches the record high set in June, according to a report by LancasterOnline. Despite a slight decrease in the number of new listings, homes are selling quickly, with the average time on the market dropping to 15 days from 19 days in June.

The steady median price reflects a strong demand for homes in the area, even as the supply of available properties declined by 2.5% from June to July, with only 499 properties listed. Lancaster County Association of Realtors President Mike Julian noted a slight slowdown in new listings, pending sales, and closed sales compared to June. However, these figures still outperform the year-over-year numbers from July 2024.

The broader Pennsylvania market also saw a record high median residential real estate price of $325,000 in June, as reported by the Pennsylvania Association of Realtors. Statewide, the number of listings rose by 9% year over year.

According to Zillow, the average home value in Lancaster County increased by 4.2% over the past year, reaching $375,670. Homes in the area typically go to pending status in about six days, highlighting the competitive nature of the market.
